You may walk into your mechanical room to change your air filter and suddenly notice a puddle of water near your water heater. What could be the reason for this puddle? Is this an emergency? Check out these common causes for a water heater leak. If problems persist – “Call the Guys You Can Trust” at Colony.

· The Cold and Hot Water Connections:  If you notice water dripping from the cold and hot water connections, it may be an easy fix. If they were installed with the factory recommended unions – they can be tightened! Although, 90% of the hot and cold lines cannot be tightened because they have copper adaptor soldered straight onto them. Therefore, they cannot be tightened without shutting off the water, draining the system down, cutting the copper, tightening it, and finally re-soldering the copper. If you are unsure, call the professionals at Colony.

· The Water Heater Drain Valve:  If the water is leaking from the drain valve, make sure it is completely closed. If it continues to leak, it may need replaced entirely although this is a relatively inexpensive fix.

· The Temperature and Pressure Relief Valve:  The temperature and pressure relief valve plays an important role in the operation of your water heater. Essentially, it monitors the water temperature and pressure within the tank. However, if there is too much pressure within the tank, or the water becomes too hot, the valve will drain some water out of the tank. If this is the source of the leak, you will most likely see water draining down the side of your tank. This could potentially become a big problem. Give us a call for a professional inspection.

· The Bottom of the Tank:  After years of sediment build up in the bottom of the water heater tank, the physical tank will begin to corrode and begin to leak. Above all, if this is the case, the water heater will need to be replaced.

Hot water is something most of us rely on every day. Even an expensive Water Heater is not built to last forever. It’s difficult to predict when the unit is going to fail, but there are a few signs to predict when the unit is reaching the end of its working life.

Rusty Water

You may or may not know about the anode rod within your Water Heater. This rod is used to attract corrosive elements within your water. You want to check this over the years and replace it when necessary to prolong the life of your unit.

If you do not replace this rod before it’s used up, the corrosive elements will begin attacking the unit itself. This tank corrosion will deposit rusty water in your sinks and showers. To make sure this problem is correlated with your Water Heater and not your pipes, flush your unit and check if the drained water is rusty. If the water is rusty, it’s time to replace your unit before larger issues occur.

Weak Hot Water Supply

One telltale sign your unit is on the fritz – you can actually feel. If the water coming from your shower or faucets is colder than usual and running out quicker than normal, it may be time to replace your unit. This tends to happen around 10 years after installation.

Age of the Water Heater

Just like any other appliance or vehicle, wear and tear happens over time. It is important to be aware of the age of your Water Heater. As our Plumbing Manager Brian Miller states, “The average life expectancy on a standard tank type water heater is 10 years.” If you do not know the age of your unit, refer to the serial number on the label. Use this serial number to research on the manufactures’ website to confirm the unit’s age.
